There was a time when you could get a mortgage discharge by yourself. But since 1994, the Civil Code of Quebec requires that a notary or a lawyer certify the content of the act. Now you can get a mortgage discharge form online at a low cost.  But the game does not seem to be worth it. First you should make sure that the financial institution agrees to sign this form.

Then, notaries and lawyers will find little reason to significantly reduce their fees, which are generally between $300 and $500. The main task is not to fill a form, but to verify it.

The notary’s fees include a amount of $146 allocated to the Land Registry Office, for registration in the Land Register. If you are acting alone, you will have to pay this amount yourself.
